Full vacation rental setup, staging, and consulting for STR hosts and property investors across the Black Hawk to Evergreen corridor. Bellas Mountain Vacation Cleaning brings mountain-property expertise to every launch.
Rental Ready Prep is the physical and operational preparation of a mountain property for short-term rental. It covers everything from furniture placement and linen planning to safety checks and guest-experience touches, all the work that happens before your first booking, not between turnovers.
Whether you’re launching a new STR, converting a second home into a rental, or refreshing a property that’s been offline, this service gets you to guest-ready in one coordinated process.
1. Initial Consultation ($150–$300)
We walk your property together either in person or via video and discuss your goals, target guests, timeline, and budget. By the end, you’ll know whether you need a full setup, a targeted refresh, or just a consulting session to point you in the right direction.
2. Property Assessment
I evaluate the current condition, layout, and guest-readiness. I identify what stays, what goes, and what needs repair, replacement, or deep cleaning. I flag safety and compliance issues, meaning CO STR regulations, fire safety, septic and well-water quirks common in mountain properties.
3. Design and Space Planning
Furniture placement affects both guest flow and listing photos. I optimize layouts for comfort, safety, and visual appeal all without over-styling. Mountain cabins don’t need to look like design magazines; they need to feel like somewhere you’d want to wake up.
4. Home Organization (If Currently Lived In)
If the property is still a personal residence, I help declutter and depersonalize, this means keeping only what serves the guest. I organize storage spaces: linen closets, gear storage, pantry. Clear surfaces give guests room to unpack and settle in.
5. Full Vacation Rental Setup
On setup day, I place furniture, make beds with fresh linens, stage the coffee station, set out welcome touches, and position every item for both guest use and listing photography. The property ends the day photo-ready.
6. Linen and Supply Planning
I determine par levels for sheets, towels, and backup sets based on your turnover schedule. I assemble a starter supply kit, all the soap, toilet paper, paper towels, cleaning supplies, and then I create a storage plan so everything has a home between turns.
7. Operational Workflow Systems
I build a turnover checklist customized to your property, coordinate with your cleaner or cleaning service, and set up vendor relationships if needed (hot tub service, snow removal, handyman). If you’re self-managing, I can provide booking-calendar and guest-communication templates.
8. Guest Experience Touches
A welcome book or digital guide. Local recommendations for hiking, dining, and activities. Safety info posted clearly: fire extinguisher location, CO detector, evacuation route. These details reduce questions and improve reviews.
9. Safety and Guest Readiness Checks
CO and smoke detectors verified. Fire extinguisher placed and accessible. Owner items secured in a lockbox, locked closet, or removed off-site. Emergency contact list posted. This is the layer most hosts forget until a guest flags it.
10. Owner Training (Optional)
If you plan to self-manage, I walk you through the turnover process, show you how to use your booking platform, and cover pricing-strategy basics. You leave with a binder or digital file you can actually use.
11. Launch Day Walk-Through
Final photo-ready staging. Test all lights, locks, appliances, and WiFi. Guest-ready sign-off. Your property goes live with confidence.

I customize based on size, goals, and budget.
After launch, I offer seasonal refreshes (swap decor, deep clean, restage), design updates between seasons, and for owners who prefer hands-off hosting my own co-hosting service, or referrals to trusted local property managers.
Clear, straightforward pricing with zero hidden fees. Choose the roadmap that fits your property goals.
Not local? The consulting side works anywhere.
Rental Ready Prep started in the Black Hawk to Evergreen corridor, but consulting does not need me in the room. If your property is somewhere I cannot drive to, we can run the whole thing over video. You walk me through the space on camera, I look at what you have, and you get the same written plan a local owner gets. You or a local handyman carries it out.
If you would rather have me on site, I do travel. Travel is quoted separately and added to the package, so the number you see is the number you pay.
Initial Consultation, $150. One to two hours, video or in person, ending with recommendations you can act on. Vacation Rental Strategy Session, $250. A two hour deep dive on setup, pricing, and operations, with a written plan.
Tell me about your property and where it is (opens the quote form)
Hourly consulting available at $100–$150/hr for ongoing advice and ad-hoc projects. Complete launch packages are custom-quoted after the initial consultation . No two properties are the same, and pricing reflects the actual work required.
Turnover cleaning is different from launch preparation. Your cleaner handles between-guest maintenance; Rental Ready Prep handles the one-time work to get the property guest-ready before your first booking. Many hosts use both . I coordinate with your cleaner so the turnover checklist matches what was set up on launch day.
It depends on property size and condition. A furnished cabin in good shape might need one prep day; a property requiring furniture, repairs, and deep cleaning could take a week. We determine realistic timelines during the initial consultation.
Yes. If you’re hiring a property manager, I can coordinate directly with them on setup specifications, linen standards, and turnover checklists. If you’re self-managing, I provide the training and templates you need, or I can co-host the property myself if you’d rather have one person running it.
I focus on design, organization, and guest-readiness , not major construction. I can refer trusted local handymen, contractors, and trades for repair work, and I coordinate with them as part of the launch process.
Yes. Every launch ends with the property photo-ready. If you’re hiring a professional photographer, I schedule the staging for the same day to ensure the property looks its best.
STR Turnover is recurring cleaning between guests. Rental Ready Prep is the one-time setup and consulting work before you launch , or when a property needs a full reset after being offline.
